The Monarch School

First Texas project registered under the Living Building Challenge.
The highly innovative Monarch School in Houston, Texas, is one of the greenest schools in the nation. Providing therapeutic education for children with neurological differences, the school's three buildings combine environmentally responsive objectives with sensitive design that supports health for students, faculty, and its natural surroundings. Continually seeking advancement, The Monarch School built a Net-Zero Energy Studio Classroom under the built environment's most rigorous performance standard, the Living Building Challenge.
Green Bank Headquarters
Gold - LEED for New Construction (2008)
Well-known for sustainability, Green Bank created its headquarters in Houston, Texas, as a reflection of the company’s commitment to integrating environmental, economical, and social responsibility. Green Bank is instituting policies that preserve resources and create less waste and they reward customers who employ similar practices. The project’s design offers daylight and views balanced with good acoustics--as the site faces a freeway. Additional green building strategies include purchase of 100% green power, over 30% water savings, zero use of potable water for irrigation, and more than 85% of construction waste was diverted or recycled. These features culminated in the project’s achievement of a LEED-Gold certification.

Houston Advanced Research Center (HARC)
Platinum - LEED for New Construction (2017)
The Houston Advanced Resource Center’s (HARC) research focus is sustainable development. This organization seeks to assist in the production of processes that allow for human health and ecosystem growth. This project was assisted by GreeNexus in the construction process. Sustainable focuses include over 31% regional materials and more than 23% building recycled content. Additionally, more than 88% of construction waste was diverted from landfills.
Sea Star Base Galveston
Platinum – LEED for New Construction (2018)
Achieving LEED-NC v3 Platinum certification with its new Sea Star facility in Galveston, Texas, GreeNexus was retained to provide full-service LEED consulting on this high-profile project. The five-story, 57,000 gross-square-foot commercial facility includes overnight units, commercial kitchen, offices, and assembly spaces as well as a 50-boat slip marina, swimming pool and nature-based amenity spaces. The project is also pursuing the 2030 Challenge and features an extensive solar photovoltaic system that doubles as a covered awning for learning spaces, and harvests rainwater and condensate for storage in visible cisterns and used in irrigation.
BBVA Compass - 5 Branch Banks
Gold - LEED for New Construction Retail (2010 - 2011)
BBVA Compass took a market leadership role in the construction of several new branch banks in Texas using a replicable design. The branches include solar panels, daylighting, and low-VOC interiors. The variable refrigerant volume system on some branches, along with efficient lighting and controls, helps to reduce energy demand. A carefully designed community area for customers creates a welcoming environment.

Costa Del Este II (Torre V) in Panama City, Panama

470,000-square-feet (2015)
First project in Panama City to seek LEED certification
The landmark decision to target LEED certification for this 17-story, high-rise building in Panama City, Panama lowered the learning curve for other LEED projects and inspired the pursuit of sustainable facilities throughout the city. Amanda Tullos (GBS) provided LEED consulting services on the Gold certified 470,000-square-foot office building. The facility’s green building features include rainwater harvesting for use in irrigation and toilet flushing.
Kingsland Medical Office Buildings
2 Gold - LEED Core and Shell
(2015 - 2018)
Outstanding water use measures and innovative wastewater solutions were the focus of these two medical office buildings located in Katy, Texas. A strong team commitment and careful design led to water efficient landscaping and grey water reuse for flushing toilets and urinals that allowed for over 43% total water reduction and over 100% potable water reduction for sewage conveyance in both projects. These projects also included green roofs and aggressive storm water retention measures.
Research Forest Lakeside, Buildings 4 and 5
Gold – LEED Core and Shell (2014-2015)
Both of these office buildings in The Woodlands, Texas were designed to enhance a connection to nature and offer views of Lake Woodlands. Significant efforts were made to prevent erosion to the lake and reduce water use. The two buildings capture facility condensate and stormwater for reuse in irrigation and an oversized storm system stores the water for reuse and allows particulates to settle out. Both buildings’ long facades are oriented south so the highest solar heat gain reaches only the shorter east and west ends of each building. Each façade utilizes different transparent and reflective low-e, high-performance and insulated glass depending on its orientation. GreeNexus provided consulting and Enhanced Commissioning assistance with the facilities targeting energy reduction, water reduction and access to local amenities.

Jacob White Development
3 Platinum - LEED Core and Shell (2011)
Green roofs, interior grey water reuse, and rainwater collection contributed to the aggressive sustainability goals for three new office buildings in Houston, League City and Friendswood, Texas. A vital part of the effort included balancing water calculations to demonstrate an astonishing 65% overall reduction in comprehensive water consumption. In addition, optimized energy performance resulted in nearly 40% in energy cost savings. MMG Tower in Panama City, Panama
Gold - LEED Core and Shell Precertified 700,000-square-feet (2015)
Following the lead of Costa Del Este II, the MMG Tower in Panama City, Panama also relied on Amanda Tullos (GBS) for guidance as it became the second project in the city ever to pursue LEED certification. The massive 700,000-square-foot, 29-story building is the Morgan & Morgan Group’s headquarters and serves as the main pillar of MMG’s Corporate Social Responsibility Initiative. The building responds to Panama’s climate and includes green roof areas and vertical green walls. The tower also leverages the natural beauty of its surroundings and offers amazing views of the ocean and nearby coastal Mangrove wetlands.
Richmond Cummins Development
Silver - LEED Core and Shell (2017)
Located in Houston, Texas this 192,833 square foot mixed-use development recruited GreeNexus as LEED project administrator. A demolition along with asbestos remediation project, this project focused on responsible materials use and green power. Major sustainable traits include the utilization of over 81% FSC certified wood and a building recycled content of more than 25%.

Ziegler Cooper Corporate Offices
Gold - LEED for Commercial Interiors v3 (2013)
Determined to make its new office a sustainable space from project inception, Ziegler Cooper Architects created its 25,000-square-foot tenant build-out in Houston, Texas’ LEED-EB certified 700 Louisiana Building. GreeNexus provided LEED consulting and LEED project management and documentation. Set in the heart of downtown, the vibrant space offers employees extensive daylight and views marked by beautiful cathedral-like shapes that accentuate daylight colors and provide visual interest through changing seasons. In the team work area, new furnishings contribute to a sense of open collaboration in this low-VOC-emitting environment. Smart daylighting strategies reduce energy loads by 32% and efficient appliances further contribute to energy savings.
Pattern Energy
Gold - LEED for Commercial Interiors (2017)
Pattern is an independent energy company that focuses on renewable energy sources and advanced energy technologies such as wind and solar power. This 30,274 square-foot project located in Houston, Texas was sought to after to align with Pattern's company sustainability mission through LEED certification. LEED highlights included a reduction of almost 45% in connected lighting power appliances with 95% of appliances rated as Energy Star.
Quanex Building Products Corporate Offices
Gold – LEED for Commercial Interiors v3 (2014)
Situated in Houston, Texas’ 1800 West Loop South (a LEED-EB certified Core and Shell), the open layout in Quanex Building Products’ 25,000-square-foot corporate headquarters promotes a collaborative work environment. The new tenant space incorporates daylight and views combined with a comprehensive lighting system and user controls. New plumbing fixtures reduced water usage by more than 40% for the entire floor.
Whole Foods Market - South Loop Store
Gold - LEED for Commercial Interiors (2008)
Located in an urban context on the south side of Chicago, Illinois, this project is a 55,000 square-foot, natural foods store custom designed to convey an overall sense of openness. The design process, materials, energy, lighting design, water and food-service equipment were all reviewed to optimize performance. Small signs throughout the store identify the features that are deeply tied to Whole Foods' mission. The store was part of the national Greenbuild 2008 Conference tour, with Amanda Tullos as the guide. The South Loop store was also the 2008 ISP/VM+SD Store Design Winner.
BNY Mellon Wealth Management
Gold - LEED for Commercial Interiors (2017)
BNY Mellon is a highly ranked global investment firm that helps clients to manage financial assets. This 5,000 square-foot project in Houston, Texas enlisted GreeNexus as LEED project administrators to pursue its goal of advanced resource management. In addition to financial asset management, BNY Mellon promotes environmental asset management through LEED certification. This project successfully reduced water use by 42% and implemented 100% daylight responsive controls.
Repsol
Gold – LEED for Commercial Interiors (2015)
Receiving LEED-Gold Commercial Interiors certification for its North American and Brazilian headquarters in The Woodlands, Texas, Repsol built out 200,000 square feet of Class A offices. Employees enjoy both indoor and outdoor dining spaces and a lake-front dock area as well as a fitness center. The layout capitalizes on lake views for employees and glass fronted perimeter offices allow daylight to infiltrate the open-plan office area.

The Mann Eye Institute is one of the premiere eye care facilities in the United States, boasting several clinics in multiple locations. This 35,000 square foot building located in Houston, Texas was commissioned by GreeNexus assisting in achieving its LEED for Core and Shell rating.

Certified - LEED for New Construction v2009 (2015)
Eldridge Oaks is a Class A, LEED Gold, 14-story office that includes 350,000 SF of leaseable office space. The cast-in-place, post-tension construction is clad in an innovative architectural precast and glass curtain wall system. It also includes a seven level, 430,000SF parking garage with an outdoor space.
West U Baptist Church - Youth Ministry Building
Certified - LEED for New Construction (2018)
GreeNexus assisted Tracy Design Studio and Mission Constructors in the certification of this project located in West University Place, Texas. This 7,456SF project was designed to serve the youth of West University Baptist Church and provide them a safe place to gather. Boasting a 51% reduction in potable water use, the project also utilized the use of recycled and regional materials to asset in achieving their certification.

GreeNexus assisted Steele & Freeman, Inc. with construction-related LEED credits for multiple Keller school facilities in Keller, Texas, including:

The schools focused on low-emitting materials to ensure good indoor air quality-- which is critical to student health. Additional emphasis was placed on optimized energy performance, and Ridgeview Elementary School included a solar panel array with online monitoring to enhance student education.
Post Oak School Montrose
Certified - LEED for Schools (2017)
Sustainability and thinking “green” is a core process in this Montessori school located within Houston, Texas. Mission contractors engaged GreeNexus for construction assistance in this 8,200 square-foot learning space and implemented the school as a teaching tool, instructing students in sustainability measures to be employed both inside and outside of the classroom. To promote the health and wellness of the students low emitting materials were also used.
Gables Residential - Tanglewood
National Green Building Standard – Silver certified (2014)
Gables Residential is an eight-floor, 327-unit apartment complex in Houston, Texas’ Galleria area close to local amenities and transit. The project is targeting National Green Building Standard certification and retained GreeNexus to perform NGBS consulting and verification services.

Pioneer Natural Resources’ new six-story, 272,000 square-foot office building in Midland, Texas was designed for LEED certification and the company occupies 41,600 square feet of that space. The building places an emphasis on employee satisfaction with a large dining hall, a 50-person conferencing center and training room, and a state-of-the-art fitness center with locker rooms. Green building highlights include recycled and regional materials, sustainable water use practices and a high-performance envelope.
Air Balancing Company Office
Silver - LEED for Existing Buildings: Operations and Management (2015)
Air Balancing Company provides both the design and construction of commercial and/or industrial Heating, Ventilation, and Air Conditioning systems. This 5,009 square-foot office space located in Fort Worth, Texas achieved a water reduction of over 41% and implements sustainable purchasing policies. This company boasts an Energy Star score of 93.
DeChaumes Elementary School
DeChaumes Elementary School created a new campus for its 700 students with science labs and new technology in all its classrooms. The school district also sought to engage its community by providing parent and community meeting spaces within the facility. Energy conservation and swales within the landscaping that treat stormwater are part of the project’s sustainable attributes.
